Property categories in Italy and legal residential housing

Italy uses a cadastral system to categorize properties based on their intended use. Here's a brief overview of common property categories in Italy:

  • A1: Residential property (primary residence)

  • A2: Residential property (secondary residence)

  • A3: Residential property (holiday home)

  • A4: Agricultural property

  • C1: Commercial property (warehouses, industrial buildings)

  • C2: Commercial property (retail, service businesses)

  • C3: Commercial property (hotels, restaurants)

  • C4: Commercial property (offices)

The only property categories that are legal for residential housing are the A1-3 categories. You can't legally live in a space categorized as a commercial property.
